Gravenhurst is the first town you reach coming north on Highway 11, and it has the widest spread of water of anywhere we work. The south basin of Lake Muskoka, Gull and Silver joined through the narrows, Kahshe out toward the Barrens, the Muldrews, Morrison, and Sparrow Lake on the Trent–Severn — roughly thirty named lakes across the old Ryde, Wood, Morrison and Muskoka townships. Each one asks something slightly different of a dock.

Anything touching the water on Sparrow Lake or the Severn River sits inside the Trent–Severn Waterway, which means a Parks Canada in-water and shoreline works permit on top of anything the Town and the province want. It is the only part of Muskoka where that applies, and it is the single most common thing property owners here are surprised by. We plan for it rather than discovering it halfway through.
Gravenhurst Zoning By-law 2010-04 ties shoreline structure area to your frontage: lots with 60 m or more of shoreline get up to 232 m², under 60 m drops to 138 m², and under 30 m to 69 m². You are also limited to two docks, or one dock plus one shoreline storage building, per lot. Worth knowing before you design rather than after.
Around a quarter of Kahshe Lake properties have no road to them — the islands and the stretch backing onto the Kahshe Barrens Crown land. Materials go in by barge or by boat, which changes how a build gets staged and sequenced. We would rather talk that through honestly at quoting stage than surprise you with it later.
Unusually for Muskoka, Gull Lake is largely a year-round residential lake rather than a seasonal one. Roughly a third of Gravenhurst's housing stock sits empty outside the season, but Gull is not most of it. Winter repairs, interior work and shoulder-season projects are genuinely practical here in a way they are not on the outer lakes.
