Working in Baysville

Baysville, and the water around it.

Baysville sits at the south-west end of Lake of Bays, where the Baysville Dam regulates the lake and lets it out into the South Branch of the Muskoka River. Lake of Bays is deep and cold — averaging around 22 m and reaching close to 80 m — with 167 km of shoreline and twenty-five islands. That depth changes what will actually work off your frontage, and the Township runs a permit system unlike anywhere else in Muskoka.

Local knowledge

What's different about building in Baysville.

Every municipality in Muskoka runs its own rules, and the water behaves differently lake to lake. Here's what actually matters on a job in Baysville.

01

Lake of Bays does not do conventional zoning

The Township runs a Community Planning Permit System under By-law 2021-111, which rolls zoning amendments, site plan approval and minor variances into a single application. It is genuinely different from every other municipality in the district, pre-consultation is expected before you formally apply, and everything goes through Cloudpermit online. Review targets about ten working days once an application is complete — but only once it is complete, which is where local experience earns its keep.

02

The Shoreline Activity Area calculation

Waterfront applications here need a Shoreline Activity Area calculation sheet, and dock or boathouse work needs a permitted-coverage submission alongside it. Decks need Schedule 1 designer information and, where applicable, an energy efficiency design summary. None of it is difficult — it is just specific, and getting it right first time is the difference between ten working days and two months.

03

Deep water rules out cribs quickly

Off steep frontage on Lake of Bays the bottom drops away fast, and crib docks stop being practical well before you would expect. Steel pile, cantilever and floating solutions dominate the deeper sections. Getting a proper depth profile off your frontage before choosing a dock type saves a lot of wasted design time here.

04

The permit counter is in Dwight

Lake of Bays Building Services operates out of 1012 Dwight Beach Road, about twenty-five minutes from Baysville. Small thing, but it means permit questions are a planned trip rather than a drop-in, and it is another reason we handle the paperwork side rather than leaving it with you.

Municipal by-laws change. We confirm the current requirements against your specific property and frontage before any work is quoted — nothing above is a substitute for that.
