Port Carling sits on the Indian River in the narrows between Lake Muskoka and Lake Rosseau, with the locks connecting through to Lake Joseph. It has been the hub of the lakes since the first lock was cut in 1871, and it is the most seasonal place we work by a wide margin — across the Township of Muskoka Lakes there are more than nine thousand dwellings and fewer than four thousand are occupied year-round.

The Township requires a building permit for any new crib area, for stringer or crib repair above or below the waterline, for structural work on a dock that supports a structure, and for swim docks. Replacing decking alone does not need one. That distinction matters — a lot of dock work that people assume is a permit job is not, and a lot that people assume is simple maintenance is.
Rosseau runs to roughly 89 m and Joseph is deep, clear and spring-fed with sculpted granite shorelines dropping away fast. Floating docks are often the wrong answer on that kind of frontage. Crib and steel-pile work is the norm here — and crib work almost always exceeds the provincial 15 m² lakebed threshold, so it comes with a work permit as a matter of course.
Boathouses have been built on these three lakes since 1868, and Muskoka Lakes has the most permissive regime in the district for them. Many of the older ones have been extended across generations, and some have been retrofitted for shoulder-season use. Provisions vary considerably by lot frontage and by lake category, so we confirm the current by-law against your specific frontage before drawing anything.
Recent flood years and ice movement have taken out boathouses on these lakes, and repair work is a real part of what we do here. Separately: many waterfront lots still have an original shore road allowance between the property and the water, owned by the Township. If yours does, that has to be resolved before certain structures can go in — and it is a months-long process, not a weeks-long one.
